Full Home Inspection

A full home inspection includes a visual analysis and professional opinion of the condition of a residential home including a thorough review of the following components:

  • Heating systems
  • Cooling systems
  • Electrical systems
  • Plumbing systems
  • Structural components
  • Foundations
  • Roof coverings
  • Exterior and interior components
  • Any other site aspects that affect the residential dwelling

A Home Inspection Report will be emailed the same day of the inspection. The report is easy to read and understand and includes full-color photos of defects. After reviewing the report, Ike encourages you to contact him with any questions or concerns.

Wood Destroying Insects (Termites)

A wood destroying insect inspection includes a thorough investigation of the entire structure for evidence of active or past infestation of termites, carpenter ants, wood infesting beetles and carpenter bees. This inspection is commonly required by lenders for real estate transactions. Ike is a Licensed Category 12 Wood Destroying Insect Inspector. The wood destroying insect inspection results will be presented on the NPMA-33 form, the nationally recognized form required by most lenders.

Water Quality Testing

We offer FHA/VA compliant water quality testing. The sample is collected and shipped to a lab for analysis. The water is tested for Total Coliform, E. Coli, Iron, Lead, pH, Turbidity, Nitrate, and Nitrite. Test results can take up to a week. If results are needed sooner, expedited turnaround time is available for an additional cost.

Radon

You can’t see, smell, or taste radon, but it could be present at dangerous levels in your future home. Radon is the leading cause of lung cancer deaths among non-smokers in the United States and claims the lives of about 21,000 Americans each year. In fact, the EPA and the US Surgeon General urge all Americans to protect their health by testing their homes for radon.

Full Coverage Home Inspections uses reliable SunRADON 1028 XP continuous radon monitors to measure radon levels. For real estate transactions, the monitor will be deployed at the test site for 48 hours. Upon retrieval, the results are available immediately and a detailed report of the finding will be sent by email.

Sewer Line Inspection

Problems with the sewer line between the house and the street are the responsibility of the homeowner.  The pipe is buried deep underground; a sewer scope camera is the only way to know its condition.  Damaged sewer lines can be very expensive to repair, particularly if the damage is near or under the street.  We will scope the line, report any damage, and provide you with a link to the full-length video of the scope.

Standard Septic Inspection

NOTE – If septic tank hatch is not visible and accessible, Septic Tank Location service is required in addition to the Standard Septic Inspection

A Septic Inspection begins by gathering information about the septic system. Full Coverage Home Inspections will contact the County Health Department to review all property records and permits.

The septic inspection begins by evaluating the absorption field for signs of leakage or saturation.  All potential saturation points will be documented for later comparison.  The septic tank hatch will be removed, and the tank levels will be noted.  This will determine whether or not the system requires maintenance pumping and provides a baseline level for the hydraulic load test.

A calculation is then performed to determine the amount of dye and water to add to the system for the hydraulic load test. Dye is flushed down a toilet, and water is turned on in a bathtub, shower, or sink for a specific amount of time to properly dose the system (normally 300 to 500 gallons). All plumbing is inspected to determine which fixtures utilize the septic system and whether a greywater system is installed.

After hydraulic loading, the septic tank levels are checked again to ensure the effluent exited the tank at the appropriate rate.  The absorption field will be checked for the presence of dye.  Any saturated areas will be scrutinized to see if they are caused by surfacing effluent.  All findings and recommendations are then documented in an easy-to-understand report.

Not sure where the septic tank is located?  Let us find it for you!  We use various methods to find the septic tank, including sewer scope cameras, flushable locators, and old-fashioned shovels!  If we can’t find the tank, this service is not charged.

Mold

Mold testing should be considered for any noticeable mold growth, musty odors, or visible water damage. Full Coverage Home Inspections uses air samples to determine the type and amount of airborne mold contamination in a building. When air sampling is performed, the outside and inside air are sampled to compare the results to see if a problem exists. Visible surface mold can be swab tested to verify that the growth is mold and determine the mold type. The samples will be shipped overnight to a certified lab, and the results are typically available within 2 business days.
